You have just made one of the biggest decisions of your life. The first was buying your home and now you have decided to sell. It is not only a financial decision but also an emotional one. You may have spent your entire life or marriage in this home, your rose garden is out front, you raised your children in this home and you may have even charted their growth on the bedroom wall!
Whatever it was, it is a huge emotional decision you are about to make and requires a lot of work. From getting your home ready to market, keeping your home “ready to show” and understanding the offer when you receive it. Here are some great tips in selling your home.
Ask yourself: If you were buying a home and saw yours, would you make an offer? The goal is for your home to look good, maximize space and attract as many buyers as possible.
Step 1
Find a Realtor that is a full time agent and has a powerful Marketing Plan that includes a high Internet Exposure. More than 80% of buyers today are finding their Realtor and/or property on the internet.
Step 2
After seeing the current selling prices in your area, allow your agent to help you decide on the best price to market your home. One of the biggest mistakes sellers make is going with the agent that gives them the highest selling price. Hire the agent that can show you the correct price range that your home should sell for. Your price should not be based on “what you need” to purchase another home. Price your home to sell! Don’t let it just sit on the market because you think it’s worth more than the other homes in your area are selling for.
Step 3
Get that “to do” list finished. It may be a deep cleaning or maybe just touching up the paint or weeding the lawn. Whatever it may be, don’t put it off. Get it done as soon as possible!
Step 4
Staging a home….helps to sell a home. Sometimes it is best to get a third party involved. They can look at your home through the eyes of a potential buyer and let you know what changes you can make to put your home on the top of the buyers list. I personally think that home stagers are so valuable that I include a FREE two hour consultation with all of my listings.
Step 5
Make sure your home is in “showing condition”. EVERY DAY! Make it a habit to keep your home clean and appealing to a potential buyer. The day you leave the house in a “mess” could be the day your home is shown.
Step 6
Don’t let your emotions make decisions for you when you receive an offer. You may feel the offer is too low but don’t get angry about the offer. Buyers are looking for a bargain so expect a few low offers. Don’t take it personal. Your agent is there to negotiate these offers for you. Allow your agent to make a counter offer back to the potential buyer for you. I have seen sellers get so angry that they refused to respond to a buyer’s offer. They probably lost a great buyer because they allowed their emotions to cloud their decision. Again…don’t take it personal…this is a business decision for most buyers.
Step 7
Don’t forget that the same agent that is selling your home for you can also find you a new home. Many sellers don’t realize that their agent can also act as their “buyers” agent. If you are relocating, ask your agent to find you a reputable agent in the city you are moving to. It may save you many headaches by allowing your agent to weed through the list and find you someone that fits your needs and personality.
4th Quarter sales are a positive sign for Asheville’s housing market
ASHEVILLE, NC – Conventional wisdom has it that the national housing market faces a gloomy forecast in 2008. But for home sellers in Asheville, there may be more sunshine than clouds ahead.
In December, BusinessWeek named Asheville as one of the top 10 performing markets in the nation. The city earned the ranking with a 9.44 percent increase in home prices over the past year. This solid increase caps years of steady growth for the Asheville housing market, with the median home price rising an average of 55.46 percent in the last five years.
This upward trend is borne out by the fourth-quarter sales of Biltmore Farms Homes. The area’s most active homebuilder closed the year with a strong fourth quarter, including record monthly sales of $9.7 million in December.
“At the end of last year, you would hear these gloom-and-doom reports about the stagnant housing market almost every day. But our company posted our best sales of the year in November, and then we had a record-breaking December,” said Bob Duffy, vice president of Biltmore Farms Homes. “We are also on track to exceed our first quarter 2008 budgets.”
“What we’re seeing in the market is people are being drawn to communities where the amenities and infrastructure are all in place. There’s less inherent risk,” noted Tom Williamson, vice president of Biltmore Farms Communities. “Location is also a big factor. People are choosing the areas that offer the best education and commutes, and which offer the best quality of life.”
Duffy and Williamson see Asheville’s ever-increasing reputation as one of the best places to live as another source of growth for the housing market. “People continue to discover our great quality of life,” they said, noting the city’s inclusion in Geography of Bliss, a recently published book by Eric Weiner that bills itself as a “search for the happiest places in the world.” Both observed that Asheville is the only American city described in a positive light in the book. “People read items like this and they decide they want a home in Asheville.”
As a result of such positive press, Duffy believes the Asheville housing market is well placed for steady but manageable growth in the years ahead, although with one caveat. “The people who come here are choosing Asheville for its natural beauty and great quality of life,” he said. “It’s up to us, as community developers and homebuilders, to take the initiative to preserve what makes living in Asheville so attractive.”, Biltmore Farms advocates for increased education and awareness of environmentally-friendly development and construction practices, energy efficient and healthy homes, and careful planning for each parcel developed to achieve density and affordability where it is feasible and to encourage more care in environmentally sensitive areas.
